What is your water heater doing
Some of these are a straightforward repair. Some of them mean the unit is near the end. Here is what each one usually points to.
No hot water at all
Could be the thermostat, the element, the pilot or the gas control. Often repairable.
Hot water runs out much faster than it used to
Usually sediment build up inside the tank taking up space that should hold hot water.
Water is pooling around the base of the tank
If the tank itself is leaking it cannot be repaired and it needs replacing. Call now, not later.
Rusty or brown hot water
Often the anode rod or corrosion inside the tank. Worth looking at quickly.
Banging, rumbling or popping sounds
Sediment hardened on the bottom of the tank. Sometimes flushable, sometimes a sign the tank is done.
Pilot light will not stay lit
Commonly the thermocouple or the gas valve. Usually a repair rather than a replacement.
The unit is over 10 years old and acting up
At that age it is worth an honest conversation about repair against replacement before you spend money on it.
The Real Question
Should you repair it or replace it
Here is roughly how we look at it when we are standing in front of your unit.
Repair usually makes sense when:
- The unit is under about 8 years old.
- The problem is a specific part such as a thermostat, element, thermocouple or valve.
- The tank itself is sound and not leaking.
- The repair costs well under what a new unit would.
Replacement usually makes more sense when:
- The tank itself is leaking, which cannot be repaired.
- The unit is past 10 to 12 years old.
- It has needed several repairs already.
- The repair bill is approaching a meaningful share of a new unit.
- You are paying rental fees every month on equipment you will never own.
If your unit can be repaired sensibly, we will tell you that, because a customer who was dealt with straight is a customer who calls us again. If it genuinely needs replacing we will explain why and show you what we are looking at.

A standard tank.
Lower cost to buy and install, simple to service, and it does the job for most households. It holds a set amount of hot water, so if several people shower back to back you can run it down and wait for it to recover.
Tankless.
Heats water as it flows, so it does not run out, and it takes up far less space. Costs more upfront and the installation is more involved, particularly if the existing venting and gas supply need work. Makes most sense in a busy household or where space is tight.
